MMDEA YATOA MAFUNZO KWA WAHOJAJI 60 WA KUJITOLEA


Mratibu elimu kata ya Nzihi Oscar Kawanganise (kushoto)akitoa vya ushiriki kwa wahojaji wakujitolea 60 Mkuu wa Shirika la Mazombe Mahenge Development Association (MMDEA) akitoa mafunzo kwa mahojaji sitini (60) wa kujitolea yaliyofanyika katika ukumbi wa chuo cha afya Nzihi Wilaya ya Iringa, mkoani Iringa hivi karibuni.Mafunzo hayo ya kutathmini watoto wanaojua kusoma, kuandika na kuhesabu (KKK) pamoja na kujua hali ya lishe yalifadhiliwa na Shiriki lisilo la kiserikali la TWAWEZA.

Cameron vows to scrap requirement to build affordable homes for rent

In his conference speech the PM will promise to tear up planning rules in effort to encourage developers to build more housing for first-time buyers

David Cameron will promise to sweep away planning rules that require property developers to build affordable homes for rent in a bid to increase the building of homes for first-time buyers.

In a bid to shift from generation rent to generation buy, Cameron will say in his speech at the Conservative party conference on Wednesday that he hopes his new starter homes proposal can unblock housebuilding in the UK by abolishing demands that developers provide a certain amount of affordable housing to rent in new developments.

The change is critical to the government reaching its challenging target ofbuilding 200,000 starter homes over this parliament and has been long demanded by private sector developers.

In one of his central policies due to be unveiled in his closing speech, Cameron will say: “For years politicians have been talking about building what they call affordable homes but the phrase was deceptive. It basically means ones that were only available for rent. What people want are homes they can actually own.

“When a generation of hardworking men and women in their 20s and 30s are waking up each morning in their childhood bedrooms, that should be a wake-up call for all of us. We need a national crusade to get houses built. That means banks lending, government releasing land and, yes, planning being reformed.”

In the key reform, ministers will change the definition of affordable housing to include not just properties for rent, but starter homes, as part of the government’s programme to build low-cost homes for first-time buyers so long as they are under 40 years old. It will mean developers will have fulfilled their obligations to a council if they build homes for purchase.

Under the scheme, houses must must be 20% below the market rent and capped at £450,000 inside London and £250,000 outside.

The initiative is designed to secure 200,000 homes for new buyers by the end of the parliament, one of the key election pledges of the Tory election campaign. Officials said the changes to the planning rules will mean it is possible to lever in billions of private sector development in low-cost housing.

Conservative officials pointed to surveys showing 86% of people in England and Wales want to buy, rather than rent, but Whitehall officials prevent this.


In future, councils, as part of the section 106 agreements they strike with developers, will be instructed to be flexible between rented and owner-occupied properties.

The scheme is likely to be popular with developers, who prefer building homes for purchase as they immediately receive income on the property’s sale, unlike a rented property that involves a much slower rental income stream spread over as long as 20 years.

Government officials said there is a massive untapped demand for low-cost homes to buy, which the market is prevented from providing due to current state rules and section 106 agreements.

In its productivity plan published immediately after the summer budget, the government also set out plans to order councils to deal with planning requests much more quickly.

The proposals are likely to be included in the housing bill, expected next month. The bill will include provision for statutory registers of brownfield land.

SHIRIKA la Umoja wa Mataifa linaloshughulikia Elimu, Sayansi na Utamaduni (UNESCO), limeonyesha nia yake ya kuendeleza utamaduni wa kuzisaidia redio za jamii nchini Tanzania kwa lengo la kuwawezesha Watanzania walio wengi kupata elimu na hatimae kujinasua katika umaskini.

Akizungumza katika ufunguzi wa kongamano la Mtandao wa Redio za Jamii katika nchi za Afrika Mashariki (EACOMNET) linalofanyika makao makuu ya Jumuiya ya Afrika Mashariki(EAC) mjini Arusha, Mkuu wa Ofisi na Mwakilishi mkazi wa UNESCO Zulmira Rodrigues alisema kwamba watu zaidi ya milioni 16 wengi wao wakiwa pembezoni mwa Tanzania wanategemea redio za jamii katika kuelimishwa masuala mbalimbali ya ustawi wa jamii jambo ambalo shirika lake linawajibika kwa redio hizo kwa kutoa misaada mbalimbali ili ziweze kujitegemea na kutoa huduma zake kikamilifu.

Alisema anaamini kwamba kwa miaka kadhaa ijayo redio za jamii zitakuwa chanzo cha maarifa kwa watu wengi nchini Tanzania kutokana na uasilia wake na kwa kuyatumikia maeneo ambayo kimawasiliano ni vigumu kufikika, na wakati huo huo vyombo vikuu vya mawasiliano kushindwa kukidhi mahitaji ya wanajamii jambo linalosababisha ukosefu wa kupata habari muhimu na kuzorotesha maendeleo katika jamii husika.

Zulmira amezihimiza redio hizo kutoa huduma zinazostahili kwa jamii za kupasha, kuelimisha na kuburudisha, pamoja na kujiwekea mikakati wa kudumu ya kuhamasisha rasilimali fedha zitakazosaidia kuboresha huduma za redio na kuboresha mfumo wa mawasiliano kati kituo cha redio na wanajamii.

Miongoni mwa maboresho yatakayoendelezwa na Unesco ni kusaidia uhakiki wa ubora wa matangazo, vipindi vyenye kuzingatia maadili na ushirikishwaji wa makundi yote wakiwemo wanawake ,vijana ,watu wenye ulemavu na Albinism katika mchakato wa demokrasia, amani na maendeleo .

Kongamano hilo la siku tatu pamoja na mambo mengine linalenga kujadili namna ya kuziwezesha redio hizo kujiendesha katika mipango endelevu kwa kuwa na mipango sahihi ya kifedha bila kutegemea misaada kutoka kwa wafadhili ili ziweze kutoa mchango unaokusudiwa kwa wananchi.

Kwa niaba ya mtandao wa redio jamii ukanda wa Afrika Mashariki, mwenyekiti wa Mtandao wa redio za Jamii Tanzania, COMNETA Joseph Sekiku aliishukuru Unesco kwa kuziwezesha redio za jamii kutoka nchi za Afrika Mashariki kukutana kwa lengo kushirikiana na kupeana maarifa kuhusu uendeshaji wa redio hizo na zitakavyoweza kutekeleza kwa ubora malengo 17 ya dunia ya maendeleo endelevu na UNESCO India kwa kuleta maarifa mapya kuhusu uendeshaji wa redio za jamii.

Nchi zilizoshiriki katika kongamano hilo ni Burundi, Kenya, Rwanda na Uganda chini ya mwamvuli wa Mtandao wa Redio za jamii Afrika mashariki (EACOMNET), ukiwa na redio wanachama 50 zenye uwezo wa kuwafikia wasikilizaji milioni 35 kati ya watu milioni 120 waliomo katika nchi hizo.

Naibu Katibu Mkuu mpya wa Jumuiya ya Afrika Mashariki (Utawala na Fedha), Liberat Mfumukeko ameelezea kufurahishwa kwake kufanyika kwa kongamano hilo ambalo litasaidia redio jamii kupata maarifa zaidi na elimu kuhusu mtengamano wa Afrika Mashariki na kuufanikisha.

Alisema Jumuiya ya Afrika Mashariki inaelewa umuhimu wa vyombo vya habari hasa vya jamii kutokana na kazi yake kwa kuzingatia juhudi utekelezaji wake wa kuhamasisha jamii kuendeleza mtengamano wa Afrika Mashariki.

“Since UBA started in 2009 we had a very small customer base, but now we have managed to open more that 5000 accounts, sold more than 7000 Visa prepaid cards and enrolled a big number of clients on our other E-banking products, i.e. the U-Direct corporate and U-mobile which helps a customer to access financial convenience on their mobile phones or computers wherever they may be, in Tanzania and the rest of the world. This is reason enough for UBA Tanzania to celebrate this Customer service week” Said Madam Flavia Kiyanga the Head of Domestic Operation.


This year’s Customer Service Week theme is “Everyday Heroes” The theme recognizes that every day, frontline customer service professionals are heroes in their customer’s eyes.
